What is LTV?

Loan-to-Value in one sentence.

Loan-to-Value (LTV) shows how much finance is secured against a property relative to the property's value.

R3,500,000 of finance against a R5,000,000 property represents a 70% LTV.

The remaining portion represents the owner's estimated equity in the property.

Keep it in proportion

LTV is only one part of a finance decision.

Finance providers do not assess property finance on LTV alone. They may also consider affordability or cash flow, property type, security, credit profile, transaction structure, purpose of the finance and their own lending criteria.

The property value used by a finance provider may also differ from the estimate entered here.

What these numbers tell you

A plain reading of this calculation.

How LTV is calculated

Loan-to-Value is calculated by dividing the amount of finance secured against the property by the property's estimated value and expressing the result as a percentage.

R3,500,000 ÷ R5,000,000 = 70% LTV.

The reverse calculation can also be used to estimate the finance represented by a selected LTV, or the property value required for a selected finance amount.

This is a planning calculation only. Finance providers may use different property valuations and acceptable LTV levels.

Want to understand what the LTV means for your finance requirement?

Loan-to-Value is only one part of a property finance assessment. We can help assess the property, finance requirement, available security and overall transaction before considering suitable funding routes.

Start with your situation

This calculator provides indicative planning estimates for general information only. Loan-to-Value is only one factor considered in property finance. Actual property values, acceptable LTV levels, affordability requirements, security requirements, interest rates, fees, credit criteria and lending decisions vary between finance providers.

Finance providers may require an independent or internal property valuation and may use a value different from the estimate entered.

Results do not constitute financial advice, a property valuation, quotation, pre-approval or indication that finance will be approved.
