Important distinction
Property equity is simply the difference between the estimated property value and the secured debt outstanding. The amount that may actually be released as additional finance can be lower because finance providers also consider affordability, income or cash flow, credit profile, property type, security, purpose and their own lending criteria.

What these numbers tell you
Property equity is calculated as the estimated property value less the outstanding secured debt. The planning LTV is then applied to the estimated property value to calculate the total finance the property could theoretically support at that LTV. Existing secured debt is deducted to estimate potential additional finance capacity.
This is a planning calculation only. Finance providers may use different property values, loan-to-value limits and lending criteria, and will also assess affordability or cash flow before deciding whether additional finance can be provided.
Property value and equity are only part of the assessment. We can help you assess the requirement, understand the available security, structure the finance case and consider suitable funding routes.
Start with your situationThis calculator provides indicative planning estimates for general information only. Property equity does not mean that the same amount is available to borrow. Actual property values, loan-to-value limits, affordability requirements, interest rates, security requirements, fees, credit criteria and lending decisions vary between finance providers. Results do not constitute financial advice, a valuation, quotation, pre-approval or indication that finance will be approved.
Finance providers may require an independent or internal property valuation and may apply a value different from the estimate entered.
